What are you working towards?
Choose the question closest to yours. We will agree the appropriate scope before any paid work begins.
Is this a property I should pursue?
If you are new to investing, Deal Analysis makes the costs, assumptions and choices easier to understand. If you have bought before, use it for a second view on an unfamiliar asset or strategy.
- Property-specific research and comparable evidence
- Offer levels and works priorities
- Cash requirements and sale or refinance scenarios
- A written report and an editable offer-letter aid
How do I move beyond what I already know?
Perhaps you are moving from single lets to blocks, considering a title split, or changing how your business finds and develops opportunities. Consulting gives you direct access to Alastair’s experience around a defined question.
- Property and portfolio direction
- Specialist structures and funding requirements
- Business development and commercial priorities
- A scoped recommendation and practical next steps
Who can help carry our mandate forward?
For family offices and institutions with £10m or more to deploy, sourcing begins with the mandate. Agree criteria, decision authority and the required acquisition support before opportunities are presented.
- Acquisition criteria and exclusions
- Screened opportunities with reasons for selection
- Investment assessment and funding considerations
- Agreed negotiation and professional coordination
Specialist finance / Finanze Capital
What if the finance could
recognise the opportunity?
A conventional funding approach may overlook the supported value in a title split, lease extension or genuinely discounted purchase. Understanding the lending basis early can change which opportunities are worth pursuing.
Finanze Capital can consider up to 100% net loan to purchase price on suitable transactions. Net LTPP means the amount available towards the purchase after relevant deductions, divided by the purchase price. It is not a promise to fund every purchase or the full project cost.
The result depends on the accepted value, product limits, interest and fees, underwriting, legal structure and exit. Tax, professional costs, works and reserves may still require your capital. We establish the actual cash requirement alongside the funding opportunity.
Flagship articles / Specialist property strategies
Look beyond the obvious.
Find the strategy within the asset.
These are areas where the purchase price, legal structure and funding basis can produce a different investment outcome. Read the strategy, then see how the finance is assessed.
FINANZE® TITLE SPLIT FINANCE.
A block held on one title may offer a different route to value when the units can be sold or refinanced separately. Examine the legal structure, supported split value and exit before paying for that potential.
FINANZE® LEASE EXTENSION FINANCE.
A short lease can narrow the buyer pool. Assess the route to extension, premium, timescale and supported extended value together, then establish how acquisition and extension would be funded.
FINANZE® COMMERCIAL INVESTMENT BRIDGING.
Look beyond the headline yield. Lease terms, tenant strength, income durability and the chosen valuation basis affect both the acquisition case and the funding available.
BELOW MARKET VALUE FINANCE.
A discount is useful when the evidence supports it. Compare the price with defensible current value, understand why the opportunity exists and test the net funding and eventual exit.
DEFERRED CONSIDERATION.
Could paying part of the price later help the transaction? Examine the seller’s terms, lender acceptance, remaining liability and repayment timing as one proposal.
Which approach fits?
A title split, lease extension or different purchase structure is useful only when it serves your objective. Bring the asset and the question; we can establish what deserves further work.

Build the next step
into the investment.
The property ladder suggests buying one property, then another. The Property Escalator is the idea behind Alastair’s podcast: use strategy, structure and finance thoughtfully to create progress, rather than relying on another purchase alone.
A well-chosen acquisition may create value, release capital on refinance or support a stronger income position. Each outcome needs evidence, workable terms and the capacity to deliver. Progress comes from getting those connections right.
The book explains the thinking. The podcast explores it with practitioners. Finanze Strategy is where you can apply it to your own plans.
